How much down payment do you need for a mortgage in Morocco?

Banks generally ask for 10 to 20% of the property price. On top of that come acquisition costs (~6 to 7%), which are usually not financed by the loan.

What is the down payment for?

It covers the share of the price not financed by the bank and often the acquisition costs (registration duties, notary, land registry). It reduces the bank’s risk and therefore, often, your rate.

Can you borrow with no down payment in Morocco?

How much to plan for

In Morocco most banks finance 80 to 90% of the property price and therefore expect a 10 to 20% down payment. On a property at MAD 1,000,000 that means MAD 100,000 to 200,000.

Note: the loan funds the property price, not always the acquisition costs. Plan about 6 to 7% extra for registration duties, notary and land registry.

Why a bigger down payment lowers the rate

The larger your down payment, the less the bank lends and the less risk it takes. In return it is often willing to offer a better rate. A solid down payment is also a signal of good financial management that strengthens your file.
