Documents required for a home loan in Morocco
Updated on 12 August 2026

The checklist of documents to gather — identity, income, statements and sale agreement — for a strong file.
The essentials in questions
What documents for a home loan in Morocco?
ID (CIN), proof of income (last 3 payslips or balance sheets), bank statements (3 to 6 months), employment certificate, sale agreement, and sometimes a statement of current loans.
What proof for an employee vs self-employed?
The employee provides payslips and an employment certificate; the self-employed provide balance sheets, professional statements and tax certificates. In both cases, bank statements are essential.
How long to process the file?
A complete file often gets an agreement in principle within 1 to 2 weeks, with the final offer taking a few weeks more.
1. Identity and situation documents
Your CIN (or residence card), a recent proof of address, and possibly a marriage certificate or family record book if the loan is taken jointly.
2. Proof of income
Employee: the last 3 payslips and an employment certificate (seniority, contract type). Self-employed: balance sheets for the last 2-3 years, professional statements and tax certificates.
3. Bank statements
The bank analyses your last 3 to 6 statements to assess your real income, savings and management. Avoid incidents (rejections, prolonged overdrafts) in the months before the application.
4. Property documents
The sale agreement (or promise), the property’s land title, and sometimes the plan or occupancy permit. These documents let the bank assess the guarantee.
A complete, well-presented file speeds up the decision. First simulate your loan to target the right bank.
