Mortgage costs in Morocco: the complete list

Beyond the property price, a purchase generates several costs. The complete list to build a realistic budget.

The essentials in questions

What are the costs on top of the property price?

Acquisition costs (~6-7%: registration duties ~4%, land registry ~1%, notary 0.5-1% + VAT), bank arrangement fees, mortgage-registration fees and borrower insurance.

How much are bank arrangement fees?

They are set by each bank, often as a percentage of the amount borrowed with sometimes a minimum or a cap. It is a negotiable item, especially if you make banks compete.

Is borrower insurance mandatory?

It is systematically required by banks for a mortgage. However, you are not obliged to take the bank’s: comparing it can significantly reduce the cost.

Acquisition costs (~6-7%)

Independent of the bank, they relate to the purchase itself: registration duties (~4%), land registry (~1%) and the notary or adoul fees (0.5 to 1% + VAT). They are rarely financed by the loan: plan them in cash.

Loan-related costs

  • Arrangement fees: set by the bank, often negotiable.
  • Mortgage / guarantee fees: registering the guarantee in the bank’s favor.
  • Borrower insurance: mandatory, but you can choose the insurer.
  • Possible property-appraisal fees depending on the bank.

What is negotiable

Arrangement fees and borrower insurance are the two items where you can act. A written competing offer often gets arrangement fees reduced, and delegating the insurance to another insurer can lighten the bill over the whole term.
