Early mortgage repayment in Morocco: what you need to know

Updated on 9 September 2026

Clearing your loan sooner: how early-repayment penalties work in Morocco and when the move pays off.

The essentials in questions

Can you repay a mortgage early in Morocco?

Yes, fully or partially. The contract generally provides for an early-repayment penalty, often equal to a few months of interest on the capital repaid early.

How much does early repayment cost?

The penalty is capped and defined in the contract. In practice it is a percentage of the outstanding capital repaid early. Check the exact clause of your contract before any move.

Is it always worthwhile?

It is most worthwhile early in the loan, when interest makes up the largest share of the payment. Late in the loan, interest savings are small and the penalty can wipe out the gain.

Full or partial: two ways to repay sooner

Full early repayment clears all the outstanding capital and ends the loan. Partial repayment reduces either the term (at a constant payment) or the payment (at a constant term). This choice changes the savings a lot.

The early-repayment penalty

The bank generally applies a penalty, set in the contract and capped. It offsets part of the interest it will no longer collect. Read this clause carefully: its amount often decides whether the move pays off.

When the move pays off

The benefit is greatest early in the loan, when interest weighs heavily in each payment (see the amortization schedule). Compare the expected interest savings with the penalty: if savings clearly win, repay; otherwise, invested savings may make more sense.

Check with your amortization schedule

To decide, rely on your schedule: it shows the outstanding capital and the interest share at each step. Our amortization-schedule guide and simulator help you picture the potential gain before contacting the bank.
