What is FOGARIM?
FOGARIM is a state guarantee fund for households with modest or irregular incomes (traders, artisans, liberal professions without a payslip). It guarantees a large part of the loan, allowing access to credit with a small down payment.
What is Damane Assakane?
Damane Assakane is a public guarantee scheme that facilitates access to home loans for the middle class, covering part of the risk for the bank and reducing the required down payment, for housing up to a certain ceiling.
Who can benefit?
FOGARIM mainly targets modest/irregular incomes; Damane Assakane targets middle and regular incomes. The conditions (income and price ceilings) change: check with your bank.
1. Why a state guarantee?
Without a large down payment or a proven regular income, many Moroccan households cannot access credit. Public guarantee funds (managed by the national guarantee body) take on part of the risk in place of the borrower, which reassures the bank and unlocks the financing.
2. FOGARIM: for modest or irregular incomes
FOGARIM is aimed primarily at households whose incomes are modest and/or irregular — typically informal-sector workers, artisans or traders without a payslip. The guarantee can cover a large part of the loan, allowing a reduced down payment.
3. Damane Assakane: for the middle class
Damane Assakane extends the guarantee to households with middle and regular incomes, to buy housing within a price ceiling. It reduces the required down payment and secures the loan for the bank.
4. How to benefit
These guarantees are requested through your bank, which builds the file with the guarantee body. Start by simulating your loan and capacity, then ask your advisor whether your profile is eligible for FOGARIM or Damane Assakane.
